How do I check availability?

Visit the Booking Portal, enter property address - square footage - select your services - then the BOOKING CALENDAR with available dates will show up.  Any GREYED OUT dates I am fully booked or unavailable to shoot.

Do I need a deposit to get on the calendar?

To secure your session date & time, a Booking Fee of 50% of the total shoot cost is required at the time of booking. This fee reserves your date and time and is non-refundable if the cancellation occurs within 24 hours of the scheduled shoot.

To secure your session, a Booking Fee of 50% of total shoot cost is required. It reserves your date and time and is non-refundable if the cancellation occurs within 24 hours of the scheduled shoot.

-Cancellations made more than 24 hours before the scheduled shoot will be eligible for a full refund of the Booking Fee, or may be rescheduled at no additional cost.
-Reschedules or changes within 24 hours or less there will be a reschedule fee of $100 added to your invoice. Re-schedules are subject to the photographer’s availability.
-Cancellations made within 24 hours of the scheduled shoot will forfeit the Booking Fee. The remaining balance (if any) will not be charged to cover photographers time and incurred expenses. 
-Cancellations OR reschedules made before 24 hours or less process without penalty.

-If we arrive and and cannot get into the property or the shoot is canceled at that time by the client or seller, or the home is not ready to be photographed, the booking fee will not be refunded, and a new appointment with new booking fee will need to be made. 
-Pricing includes 30mi of round trip travel from office in Cromwell, CT.  $.80/mile roundtrip will be applied to any distance over 30mi round trip. 
Full T&C's will be agreed upon when booking appointment.

Can I have stagers, cleaners, workers on site during the shoot?

No, this will result in an on-site reschedule.  The deposit will not be refunded, and a new appointment with deposit will need to be made.  Full T&C's will be agreed upon when booking appointment.

How should I prepare the day you arrive?

We aim to create stunning visual portfolios that highlight the best features of your property. To ensure a smooth and efficient photo session, we expect the following preparations before we arrive.

1. Be Ready: 99% of our clients have the home staged or decluttered and already present inside the home with lights on and everything ready to go. 
2. Clear the Driveway: Please ensure all cars are out of the driveway and AWAY from the home. This not only provides a clean exterior shot but also allows easy access for our equipment.  
4. Declutter: Remove any unnecessary items from view, such as personal photos, excess furniture, and other distractions. A clean and tidy space photographs best.  By making these preparations, we can start photographing your property immediately upon arrival. Time is money, and with these steps in place, we can work efficiently, allowing you to return to your day quickly and focus on your next listing. Can I rearrange staging / furniture during the shoot?

No, the property should be in shoot ready condition when the photographer arrives on site. I do my best to keep an eye out for out of place items and will at times be able to make small adjustments, but for best results, I require that the property is in shoot ready condition by the time I arrive.

Any rearranging of items from one room to another is especially problematic if multiple services are offered during a single visit as that can necessitate back-and-forth moving that will slow down the visit.

Question 9

Can I give the stagers, designers, clients the media provided by KG Visuals?

Accepted Answer

No, the media provided is only licensed to the client who booked the service. Giving any other party media is a copyright infringement and will result in takedown notices and further action only if needed. Our clients can give stagers, home owners, or any other third party our contact information and we can license the photos to them directly.

Can pets / people be at home while we are photographing?

Accepted Answer

All pets must be kept off the property or taken for a long walk during the shoot.  The quality of the final product will be negatively affected by this. The optimal setting to produce high quality media is to shoot with the most limited number of occupants possible (ideally 0). In the case of workers, contractors, etc, I will not shoot the spaces if there are people working there unless they clear the home by the time I get to that section of the home.

What is turnaround time for Photos?

Delivery is the next business day by typically by 6pm for basic shoots. However, depending on the scale of the job, and intricacy of the editing required, turnaround times can extend to 72 hours.

Turnaround time varies depending on the number of images required since every photo is carefully hand blended to reach the highest quality outcome. On average, most Photography shoots are delivered within 24-36 hours, while much larger projects can take up to 5-7 days to be finalized.

Can I have the photos back the same day?

Turnaround for basic shoots is next business day by 6PM. You will receive an e-mail notification ones your images are ready. If it's past 6PM please send me an e-mail. There are no rush services available.

We follow a templated format. View any one of our video samples. Replace that home with your listing – that is exactly what your video will look like for a PRO or Standard Video.

Each video takes several hours in transcoding, editing, and compression for the web. Any changes, no matter how insignificant they seem, require a complete re-edit and recompression of the material for both branded and unbranded versions, so there is no such thing as “a small change”. Therefore, we do not offer previews or music choices and we do not offer re-edits  (as we do for custom videos for other industries that start at well over $2000).

We will happily correct any errors that WE make at no charge. Any additional editing, changes, etc. that you would like made after the fact are $100. If there are specific rooms you do or don’t want to be filmed, or specific narrative or contact information you submit to us, please be sure everything is correct before the video is edited.

What is turnaround time for Standard video?

Typically 24 Hrs for standard videos.  For larger properties and more demanding videos like Pro Package, turnaround times can extend 3-5 days, although the vast majority of our videos are delivered in 72 Hrs.

How long does it take on-site to film a Pro Video?

We can be on site for up to 14 hours, depending on the scale of the video.  A typical 3,000 sq.ft. home with a pool views etc could be 4-5 hours.

Do videos include drone footage?

Accepted Answer

Yes,  unless the property is in restricted airspace. If the property is in restricted airspace, we attempt to apply for clearance from the FAA. If we are denied from the FAA, we film exteriors from the ground.

They are quick, impactful 20-50 second vertical reels that spotlight standout property highlights and grab attention instantly—perfect for today’s fast-paced digital world. You can order one, or a package of two or three different reels to continually post.

What is Twilight Photography?

Accepted Answer

Twilight Photography is one of the most effective and popular ways to make your listing stand out from the rest. The photos are taken roughly 20 minutes before sunset until 20-30 minutes after sunset. All lights available in the home, including landscape and driveway lights, need to be turned on for the best results. Twilight photography does not include full coverage of the home. We focus on the best angles of the home or “hero shots”.
