Typically book 2-3 weeks out in high season (April thru September)
Our standard business hours are Monday through Friday, 8:00 AM to 5:00 PM. To ensure every property is photographed with the quality and attention it deserves, our final appointment time for non-twilight shoots is typically scheduled between 3:00 PM and 4:00 PM, depending on the size and scope of the home.
This allows adequate time on-site to complete the shoot before the end of the business day without compromising quality. Larger homes may require an earlier start time within that window to ensure full coverage.
If you’re interested in twilight photography for shoots after 5pm, or have a unique scheduling need, feel free to reach out.
To reserve your appointment date and time, a non-refundable booking retainer of 50% of shoot cost is required to confirm all appointments. When you book, you are reserving a specific date and time exclusively for your property. Because reserved time cannot be rebooked on short notice, retainers are non-refundable if a shoot is canceled, or if the property is not ready upon arrival.

**Cancellations with more than 48 hours’ notice:
Your retainer may be transferred one time to a future appointment date, subject to photographer availability. If a refund is approved, credit card processing fees are non-refundable.
**Cancellations within 48 hours of the appointment:
The retainer is forfeited and a new retainer will be required to book another appointment.
**Reschedules within 48 hours of the appointment:
A $100 rescheduling fee will be added to the invoice. Rescheduled appointments are subject to availability. Your retainer may be transferred one time to a future appointment date.
**Property Not Ready Upon Arrival:
If the property is not ready, accessible, cleaned, staged, or otherwise not photo-ready at the scheduled appointment time and the client canceled the shoot, the retainer will be forfeited.
-If we arrive and and cannot get into the property or the shoot is canceled at that time by the client or seller, or the home is not ready to be photographed, the booking fee will not be refunded, and a new appointment with new booking fee will need to be made.
-Pricing includes 30mi of round trip travel from office in Cromwell, CT. $1 mile roundtrip will be applied to any distance over 30mi round trip.

Delivery for basic real estate photoshoots is the next business day by typically by 6pm. However, depending on the scale of the job, and intricacy of the editing required, turnaround times can extend to 72 hours.
On average, most Photography shoots are delivered within 24-36 hours, while much larger projects can take up to two to three weeks. Delivery timelines are estimates, not guarantees.
Turnaround for basic shoots is next business day by 6PM. You will receive an e-mail notification ones your images are ready. If it's past 6PM please send me an e-mail. There are no rush services available.
We aim to create stunning visual portfolios that highlight the best features of your property. To ensure a smooth and efficient photo session, we expect the following preparations before we arrive.
1. Be Ready: 99% of our clients have the home staged or decluttered and already present inside the home with lights on and everything ready to go.
2. Clear the Driveway: Please ensure all cars are out of the driveway and AWAY from the home. This not only provides a clean exterior shot but also allows easy access for our equipment.
4. Declutter: Remove any unnecessary items from view, such as personal photos, excess furniture, and other distractions. A clean and tidy space photographs best. By making these preparations, we can start photographing your property immediately upon arrival. With these steps in place, we can work efficiently, allowing you to return to your day quickly and focus on your next listing. Your cooperation helps us deliver high-quality images that meet your expectations. For any specific questions or further details, feel free to contact us.
We STRONGLY recommend that homeowners, tenants, vacate the property during our shoot. We work best with exclusive access, as it allows us to move freely, adjust lighting, and capture each space without interruption. If someone must remain on-site, we ask that they stay out of the rooms being photographed and avoid engaging the crew during the session. Please note this may impact the quality and efficiency of the shoot. Full T&C's will be agreed upon when booking appointment.
No, this will result in an on-site reschedule. We need exclusive access to the property during our shoot. Other photographers, videographers, inspectors, contractors, or vendors cannot be on-site during our scheduled window. If they are, we may (a) wait and bill $200/hour for wait time, or (b) reschedule with a $250 call-out fee plus any rescheduling fees. Please coordinate all vendor schedules accordingly. The deposit will not be refunded, and a new appointment with deposit will need to be made. Full T&C's will be agreed upon when booking appointment.
No, the property should be in shoot ready condition when the photographer arrives on site. I do my best to keep an eye out for out of place items and will at times be able to make small adjustments, but for best results, I require that the property is in shoot ready condition by the time I arrive.
Any rearranging of items from one room to another is especially problematic if multiple services are offered during a single visit as that can necessitate back-and-forth moving that will slow down the visit. We don’t clean, organize, stage, or prep the property in any way. That’s the responsibility of the Client, listing agent, or homeowner.
If the property isn’t shoot-ready when we arrive, a wait fee of $200/hour applies. If it can’t be made ready in a reasonable time, the Client is responsible for rescheduling at full cost (see Section 9).
No, the media provided is only licensed to the client who booked the service. Without our prior written permission and a separate licensing agreement, the video may NOT be shared with:
• Builders, developers, or construction companies
• Architects or interior designers
• Homeowners or property sellers
• Future listing agents (if the listing changes hands)
• Any third party not named in the original booking
Videos are typicaly shot in one orientation (vertical for social or horizontal for TV/MLS. It’s difficult to shoot the entire property twice at a high level and many times just not possible given the time limitations / access.
Twilight Photography is one of the most effective and popular ways to make your listing stand out from the rest. The photos are taken roughly 20 minutes before sunset until 20-30 minutes after sunset. All lights available in the home, including landscape and driveway lights, need to be turned on for the best results. Twilight photography does not include full coverage of the home. We focus on the best angles of the home or “hero shots”.
